Overview

What a deck takeoff covers

A deck estimate begins with the footprint: surface square footage, shape, height above grade and attachment to the house. From that, we derive the structure. Footings are sized to the post load and soil, beams to the span, and joists to the decking direction and spacing, 16 inches on center for most composite boards and wider for thicker timbers.

Next come the elements that make the structure code-compliant: a flashed ledger with through-bolts or structural screws, lateral load connectors, joist hangers, post-to-beam hardware and, on larger decks, diagonal bracing. Guards, stairs and landings are measured in linear feet and by tread count against the tread, riser and baluster-spacing rules that inspectors apply.

Labor is estimated per square foot of surface for demolition, layout, framing, decking and railing, with adjustments for second-story access, curves, picture-frame borders and concealed fastener systems. The result separates material, labor and permit costs for homeowners and builders.

What do you need to estimate a deck?

A plan with dimensions, height above grade and the attachment method is ideal. A sketch with the footprint, stair location and railing type also works. We confirm frost depth, decking material and local permit requirements, and flag assumptions when information is missing.

How much does composite decking cost compared with pressure-treated?

Composite boards usually run two to four times the material price of pressure-treated, but the framing is the same and maintenance falls. We price both from one framing takeoff so clients see the actual difference in installed cost.

Do you include footings and concrete in the estimate?

Yes. Footings are counted by post location, sized for frost depth and load, and priced as concrete in cubic yards plus forms, excavation and any helical pile alternative. They are shown on a separate line so you can adjust for soil conditions.

How do you estimate stairs and railings?

Stairs are driven by total rise, which sets the number of risers, stringers and treads. Railings are measured along the perimeter minus the stair opening and gates, then matched to post spacing, balusters and the rail system selected.

Can you handle composite decks that need hidden fasteners?

Hidden clip systems are counted per board crossing, with starter clips, screws and the extra labor they involve. We show the cost against face-screwed installation, since hidden systems often add several hours on a mid-size deck.

How quickly can you deliver a deck estimate?
