Where industrial estimates differ from commercial work

Industrial construction is priced by what the building has to carry and survive. Floors are designed for point loads from racking, presses and forklifts, so slab thickness, reinforcement, joint type and flatness tolerance drive cost far more than they do in an office. Structural steel is sized by crane capacity and equipment support rather than by span alone, and the shell is often a pre-engineered metal building with its own supplier package and erection crew.

The second difference is what happens around the building.

Process equipment arrives with its own foundations, anchor bolt layouts, trenches, sumps and containment. Utilities are heavy: compressed air, process cooling water, high-amperage distribution, and sometimes hazardous area classifications that change conduit, fittings and fixture pricing. We quantify these interfaces explicitly and tag equipment furnished by the owner versus installed by the contractor.

The third is access. Work inside an operating plant carries hot-work permits, lockout coordination, restricted laydown and night or weekend shifts. Our estimators carry these as separate productivity and general-condition lines so the bid reflects the real site, not a greenfield assumption.

How do you price equipment foundations when the vendor drawings are not final?

We carry each pad as a separate line using the equipment list, preliminary weights and typical foundation sections, then flag it as an allowance. Once vendor loads and anchor bolt layouts arrive, we replace the allowance with measured concrete, rebar and embeds and issue a revised workbook.

Do you estimate pre-engineered metal buildings?

Yes. We price the metal building supplier package, foundations, erection, insulation, doors and finishes. When you have a supplier quote, we reconcile it to the frame drawings to catch missing bracing, trim, gutters and openings so the package is complete before award.

Can you price work that must happen during a plant shutdown?

Yes. We build shutdown estimates from the outage schedule, applying premium shift labor, lockout and hot-work permit time, restricted access productivity and standby crane costs. The result shows what the work costs inside the window versus under normal conditions.

How are process piping and equipment handled in the estimate?

We quantify piping, supports and connections from the plans to the equipment tie-in point, and we separate vendor-supplied skids and owner-furnished machines. If the project is mostly process work, we can pair the estimate with our dedicated piping estimators.

Do you account for hazardous location electrical?

We count classified-area conduit, seals, explosion-proof fixtures and devices from the area classification drawings and apply the higher labor and material rates they carry. Unclassified and classified areas are priced separately so the cost impact is visible.

What turnaround should I expect on an industrial estimate?

Most plant and warehouse packages are delivered in three to five business days, depending on drawing volume and the number of process interfaces. Equipment foundation packages and PEMB pricing often take two days. We confirm the date and scope before starting.
