Block walls priced per unit, per cell and per course
Concrete block buildings are won by the contractor who counts what the plan does not list: corner units, half blocks, bond beams at every floor, jamb units at doors and the reinforced cells inside. Our estimators convert wall areas into block counts by size and shape, add grout, steel, insulation inserts and control joints, and apply labor per block based on wall height and access.

Overview
Counting block when walls are more than rectangles
The basic block formula is simple: net wall area times 1.125 gives the number of nominal 8x8x16 units. Real walls need more. Openings reduce area but add jamb, sash and lintel blocks, corners need specials, and every course ends at a half unit or cut piece. Sizes of 4, 6, 8, 10 and 12 inches each have their own weight, availability and labor cost, so each wall type is counted separately.
Structural block walls need reinforcement. Vertical bars are placed in grouted cells at the spacing the engineer sets, bond beams run at floor and roof lines, and horizontal ladder reinforcement goes into the bed joints. We calculate grout in cubic yards from the filled cell count, and bars in pounds from the wall schedule, so grout pump time and steel are priced rather than left to estimate allowances.
Finishing and performance add more scope: foam inserts or fill insulation, integral water repellent, control joints at maximum spacing, block filler and paint or coating, and ASTM C90 verification that the units specified are available locally at the weight class required for fire ratings.
Process
How our estimating process works
Four steps from upload to a bid-ready estimate, with a senior estimator signing off before anything leaves our desk.
- 01
Upload plans and scope
Send your drawings, specifications and bid invitation through the secure upload form. We confirm scope, deadline and a fixed price within two business hours.
- 02
Digital quantity takeoff
Estimators measure every item from calibrated plans in Bluebeam and PlanSwift, color-coding each layer so quantities can be traced back to the drawing.
- 03
Pricing and labor
Quantities are priced with location-adjusted material costs, crew productivity rates and equipment, then marked up to your overhead and profit targets.
- 04
Senior review and delivery
A second estimator audits quantities and pricing, documents assumptions and exclusions, and delivers your Excel workbook, PDF summary and marked-up plans.

Why LEEDS
Why contractors switch to LEEDS
An estimating desk that behaves like an extension of your team, not a software subscription.
Block counts split by size
weight and shape so special units are never lost in a single quantity.
Grouted cell counts computed from the wall schedule
with grout in cubic yards and pump time priced separately.
Bond beams, lintels and jamb units counted
From sections, not assumed as a percentage of standard block.
Labor expressed as blocks per mason-day by wall height and complexity
so productivity assumptions are visible.
Insulation inserts, core fill and integral
Water repellent priced where the energy code or specification requires them.
Control joint spacing checked against the
Plan and flagged when the drawings leave long walls unjointed.
Deliverables

What contractors say after their first bid with us
What general contractors, subcontractors and developers say after bidding with our numbers.
“Lumber lists, finish schedules and allowances in a format our clients actually understand. The assumptions log alone has saved us from two scope disputes.”

FAQ
Concrete Block Estimating FAQs
Straight answers on scope, turnaround, pricing and deliverables.
How many concrete blocks are in 100 square feet of wall?
A nominal 8x8x16 block covers about 0.89 square feet, so 100 square feet of wall needs roughly 112 blocks before waste. We then add specialty units, cuts and breakage, typically five to ten percent depending on openings, corners and how many half blocks the layout requires.
Do you count special shapes like corner and bond beam blocks?
Yes. Corner, sash, jamb, half, bond beam and lintel units are counted separately from the standard block because they cost more and have their own availability. Each is derived from the plans and sections rather than assumed as a flat share of the total block quantity.
How do you estimate grout for filled cells?
We count every grouted cell from the reinforcing schedule and wall elevations, multiply by the cell volume for the block width, and add a waste allowance for low-lift pours. The grout total appears in cubic yards, together with pump or bucket placement and any special inspection hours.
Is labor priced per block or per square foot?
We can present either. Internally we build labor as blocks laid per mason-day, adjusted for wall height, number of openings, scaffold and block weight, then convert to a per-square-foot rate. That gives you visible assumptions that are easy to check against your own production history.
Do you include insulation and coatings on block walls?
Yes. Foam inserts, vermiculite or foamed-in-place core fill are measured from the wall type schedule, and block filler, elastomeric coatings or paint from the finish schedule. Each appears as its own line so you can adjust for subcontracted painting or exclude a scope entirely.
How quickly can you deliver a block wall estimate?
Small structures like garages and enclosures can be priced the same day. Commercial buildings with reinforced shear walls typically take 48 hours, and larger school or warehouse jobs with extensive bond beams and multiple wall types are scheduled after reviewing the plans.
