Overview
How an openings estimate gets built
Openings pricing begins with the door schedule, but the schedule is only a starting point. We count every door tag on the plans, compare it with the schedule, and flag the mismatches: the corridor door that appears on three sheets with different frame types, the pair that the schedule lists as single. Each opening is carried by door material, frame type, fire rating, glazing kit and hardware set number.
Hardware is priced by set rather than by piece. Hinges, closers, locksets, exit devices, stops, thresholds, gasketing and electrified components come from the hardware schedule and are checked against ANSI/BHMA grade requirements and fire-label rules. Access control scope is separated so you can carry it with security.
Glazed systems are measured from the elevations: storefront and curtain wall by square foot with mullion footage, windows by type and size, and glass by lite dimension and coating. Sealants, flashing and installation labor are added by perimeter, with lift and crane time for large lites.

Openings Estimating FAQs
How do you price door hardware?
Hardware is priced by hardware set from the architect's schedule, with each hinge, closer, lockset, exit device, stop and threshold counted per opening. We note the function, finish and grade, and we mark any set that contains electrified components so you can cross-check against access control.
Do you reconcile the door schedule with the floor plans?
Always. We count door tags on the plans, compare them with the schedule, and list mismatches such as missing tags, wrong frame types or pairs listed as singles. Resolving these early prevents surprises after the submittal stage.
How are storefront and curtain wall quantified?
From the building elevations, we measure area by system type, then count verticals and horizontals from sections to produce mullion footage. Glass is carried separately by lite size and coating, and anchors, sealants and lift or crane time are added by elevation.
Can you estimate window replacement for multifamily projects?
Yes. We count windows by type and size from the schedule or site survey, then price removal, new units, flashing, interior trim and sealant. Unit-type repetition lets us model hundreds of windows quickly and still preserve the per-unit detail you need.
Do your estimates include fire-rated openings?
Rated doors, frames, glazing and hardware are tracked per opening. We reference NFPA 80 requirements for labeled assemblies and carry the price difference for rated leaves, fire-rated glass, closers and gasketing so no corridor door is bid as a standard unit.
Is installation labor included or just materials?
Both are available. A full estimate carries installation hours by opening type and floor, with extra time for heavy glass and rated assemblies. If you only need a supply quantity list for a distributor quote, we deliver that without labor.
