A 412,000 SF cross-dock distribution center with 40-foot clear height, 96 dock positions, a 7,500 SF speculative office and 180 trailer stalls on a 38-acre greenfield site. The design-build general contractor engaged LEEDS for a GMP estimate from 75% drawings with alternates for office build-out and ESFR versus in-rack sprinklers.

What we measured and priced
- 186,000 CY of cut and fill with 14,000 CY of import and 9 acres of lime stabilization
- 196 tilt-up concrete panels totaling 132,000 SF, 11.25 inches thick with 310 tons of rebar
- 412,000 SF of 7-inch slab-on-grade on 6 inches of stone with 24,000 LF of saw-cut and armored joints
- 1,420 tons of structural steel, bar joists and 412,000 SF of 1.5-inch metal roof deck
- 412,000 SF of 60-mil mechanically fastened TPO over R-30 polyiso with 48 roof hatches and smoke vents
- 96 dock levelers, 9-by-10 insulated sectional doors and seals plus 4 drive-in doors
- ESFR fire protection with 4,200 heads, a 1,500 GPM diesel fire pump and a 300,000 gallon tank
- 4,000 A service, 1,180 high-bay LED fixtures and 128 dock power pedestals
- 38 acres of heavy-duty concrete truck court, asphalt car parking, storm detention and 2,900 LF of water and sewer main
The estimating challenge
At 75% drawings the panel schedule was incomplete, the geotechnical report called for lime stabilization across roughly a quarter of the building pad, and the owner had not decided between ESFR sprinklers and in-rack protection, which changed the roof structure, water supply and fire pump sizing. Slab specifications for the racking loads were still being finalized. The GMP had to carry a realistic earthwork figure despite a preliminary grading plan, and the contractor needed the estimate in nine business days to hold its ground lease deadline.
The result
LEEDS modeled the earthwork from the existing topo and proposed grades, built the full panel schedule from the elevations and wall sections, and priced the slab at the heavier racking specification with a deduct alternate. The fire protection decision was carried as two complete priced alternates, each with its own roof deck, tank and pump quantities. The GMP was set at $38.4M. The owner chose ESFR, the slab specification held, and final earthwork quantities landed within 4% of our model, keeping the project inside its contingency with no owner-funded change orders.
