The estimating challenge

The owners wanted a signed cost-plus budget before breaking ground, but the lot sloped 22 feet across the building footprint and the structural set left retaining wall heights and soil nail counts to be field-verified. Glazing made up a quarter of the exterior wall area and included multi-slide doors with long lead times and pricing that depended on finish selections not yet made. The builder had been burned on a prior job where allowances were set too low, so every finish, fixture and appliance allowance needed a documented basis.

The result

LEEDS built a cross-section of the site at each gridline to quantify the retaining walls and shotcrete, carried soil nails at the geotechnical recommendation with a unit price for additions, and priced the glazing package against two manufacturer quotes at the mid-range finish. Allowances for tile, plumbing fixtures, appliances and lighting were set from the designer's preliminary selections with a written basis for each. We delivered in 72 hours and the owners signed the $3.6M budget without revision. The home closed out about 2.6% over budget, almost entirely from owner-elected upgrades rather than estimating gaps.
