How apartment estimates are structured

Multifamily estimating begins with the unit mix. A project might have forty studios, eighty one-bedrooms and thirty two-bedrooms across four buildings. We take off each unit type completely: demising and interior walls, drywall, flooring, cabinets, plumbing fixtures, electrical devices, mechanical equipment, doors and appliances. Then the unit quantities are multiplied by the count, with adjustments for corner units, accessible units and floor-level differences.

The common areas are measured on their own. Corridors, lobbies, stairs, elevators, trash rooms, mail rooms, leasing offices, fitness centers, pools and clubhouses carry higher finish levels and different systems. Fire-rated corridor walls, one- and two-hour floor and ceiling assemblies, sound-rated demising walls and rated shaft enclosures are counted from the wall type schedule, since each assembly has a different material and labor cost.

Structural system selection is a major cost driver. We price wood-frame garden buildings, wood-frame over concrete podium, and light-gauge steel or concrete alternatives so the team can compare cost and schedule. Stacked unit plans reduce cost through repetition of plumbing chases, roof trusses and floor assemblies, and we calculate those efficiencies instead of applying a blanket discount.

How do you estimate multiple unit types in one building?

We take off each unit type in full detail, then multiply by the unit count from the mix. Corner units, accessible units and top-floor units are adjusted separately. Common areas, corridors and site are measured on their own so repeated quantities never distort the non-repeated ones.

Can you compare wood frame to light-gauge steel for my apartment building?

Yes. We price the framing, fire-rating, sound, schedule and finish impacts of each system, showing the difference per unit and per square foot. You also see how the structure choice affects floors, shear walls, fireproofing and insurance costs.

How are fire-rated assemblies priced?
