Why specialties are easy to miss

Specialties are specified products installed after finishes, which means they are often subcontracted late and priced from allowances that never get revisited. A typical commercial building includes toilet compartments, mirrors, soap and towel dispensers, grab bars, baby changing stations, interior and exterior signage, fire extinguishers and cabinets, wall protection, lockers and benches, flagpoles, visual display boards and sometimes operable partitions.

Our takeoff starts with the Division 10 specification, because it defines materials such as phenolic, powder-coated steel or solid plastic partitions and sets the accessory product line. We then walk every plan sheet for toilet room enlargements, sign schedules, extinguisher locations and wall protection notes, and count by room and by type. Partitions are counted per compartment, with ADA stalls priced separately from standard stalls and urinal screens.

Installation labor is small per item but depends on blocking, backing and mounting heights. We flag where Division 06 must supply backing, where Division 09 must coordinate with tile, and where electrical or access control must support signage or operable walls. The result is a priced schedule by room and a lump-sum summary for each product family.

What does Division 10 include?

We start with the specification section list, then locate each product on the plans and schedules.

How do you count toilet partitions?

We count compartments by type: standard, ADA, ambulatory and urinal screens. Material, mounting style and door hardware are taken from the specification. Ceiling-hung and overhead-braced systems carry different structural requirements, which we flag for framing and ceiling coordination.

Is blocking included in specialties pricing?

We quantify blocking and backing needs for grab bars, rails, shelves and heavy accessories, then show whether the framing or drywall contractor carries them. This avoids the common gap where each trade assumes another has installed backing before the wall closes.

Can you price signage from a sign schedule?

Yes. We match the schedule to room numbers and plan keynotes, price ADA tactile, directional and identification signs, and separate exterior and monument signs, which require footings, electrical feeds and sometimes site permits. Mismatches between schedule and plans are noted.

Do you compare supplier quotes?

We level distributor quotes against our room-by-room takeoff, highlighting missing items, substitutions, unit counts, freight and installation exclusions. That lets you see whether a lower number is a better price or a smaller scope.

Can you estimate specialties in a renovation?
