How an Xactimate estimate is built
Xactimate is the estimating platform most property carriers and third-party administrators use to scope and price insured losses. An estimate begins with a sketch of the affected structure, then adds line items by room and trade, such as water extraction, drying equipment days, drywall replacement, insulation, flooring, paint, roofing squares and contents manipulation. Each line pulls its unit price from the price list for the loss location and the month of loss.
The quality of the estimate depends on how closely line items match the evidence. Carriers push back on vague descriptions, duplicate labor, and missing justification for items such as steep or high charges, tear-off layers, code upgrades and overhead and profit. We pair every contested line with a photo reference or note so your adjuster conversation starts from documentation, not argument.
We separate mitigation from rebuild, track depreciation as recoverable or non-recoverable, and report replacement cost value against actual cash value so homeowners and contractors see exactly what is paid now and what is released at completion. When demolition reveals additional damage, we write the supplement with the original estimate version and the new evidence side by side.

Which price list do you use for an Xactimate estimate?
We use the price list that matches the loss location and the month of loss, since that is what most carriers and TPAs apply when they review. If your claim sits on a different list or a mid-year price update, tell us at intake and we will align the estimate accordingly.
Can you write supplements for claims we already submitted?
Yes. Send the carrier estimate, your original estimate if you have one, and photos of the additional damage. We write the supplement as a revision showing added or changed line items, with the evidence and a short narrative for each so the adjuster can review quickly.
Do you handle both mitigation and reconstruction scopes?
We do both, and we normally keep them as separate estimates. Mitigation covers extraction, drying equipment and monitoring, while reconstruction covers demolition, rebuild and finishes. Separating them lets mitigation invoices be paid on their own timeline and reduces overlap disputes.
What information do you need from my crew in the field?
Labeled photos, room dimensions or an aerial roof report, wall heights, moisture readings for water losses, and notes about materials such as flooring type or shingle layers. A rough sketch or notes on the loss date and policy depreciation terms help us finish faster.
Do you write estimates for public adjusters and policyholders?
Yes. We prepare estimates independent of the carrier scope for public adjusters, attorneys and policyholders, including replacement cost valuations and contents schedules. We do not negotiate with carriers or give legal opinions on coverage, but the estimate gives you a documented basis for the discussion.
