How roof repairs are priced by unit and by minimum

Roof repair pricing works backward from the service call. Every repair carries a fixed cost just to show up: travel, ladder setup, fall protection and the inspection that finds the leak. We express that as a minimum service charge that covers the first one to two labor hours and the truck, then add the unit rate for the specific repair type. A pipe boot replacement, a resealed exhaust vent, a chimney counterflashing re-cut, a 10-foot valley section or a single square of storm-damaged shingles each has a defined material list and labor duration, so the price is the same whether the crew quotes it or the office does.

Leak repairs are the hardest to price because the water rarely enters where it shows. We price leak work in stages: a diagnostic allowance for tracing and water testing, then the repair itself by type, with the most common sources listed as unit rates, including failed pipe boots, lifted step flashing at sidewalls, nail pops, cracked ridge caps, rusted valley metal, missing kick-out flashing and clogged or separated gutters that back water under the starter course. Where the deck is soft we add sheathing patches per sheet, and where interior damage exists we carry drywall and paint so the homeowner's proposal is complete.

Storm work scales the same logic up. Wind and hail damage is documented per slope with test squares and photos, then priced as a partial replacement by the square with the tie-in to undamaged roofing, or as a full slope when damage density exceeds what the manufacturer and the adjuster will accept for spot repairs. Emergency tarping is its own unit: tarp size, furring strips, fasteners and labor at the after-hours rate. Every rate is available as an Xactimate line item, so storm repair estimates can be submitted to the carrier in the format the adjuster expects and supplemented with the same unit logic when the scope grows.

Why do you price roof repairs with a minimum charge?

Because every repair costs the same to reach: a truck, a technician, ladder and fall protection setup and the time to find the problem. A minimum charge that covers the first one to two hours keeps a single pipe boot from being priced below cost, and the unit rate for the repair type is added on top so larger scopes scale fairly.

How do you estimate a leak when nobody knows where the water is coming from?

We price leak work in two stages. A diagnostic allowance covers tracing, attic inspection and water testing. The repair is then priced by type once the source is identified, and we list the most likely sources with their unit rates up front, so the proposal can be approved with a not-to-exceed figure before the technician gets on the roof.

When does storm damage become a partial or full replacement instead of a repair?

When the density of hail hits or wind-lifted shingles on a slope exceeds what can be repaired without compromising the surrounding shingles, usually documented with test squares and photos, or when the existing shingle is discontinued and cannot be matched. We price the slope as a partial replacement with tie-in, and the whole roof when most slopes qualify.

How is emergency tarping priced?

As its own unit. We size the tarp to the damaged area plus roughly four feet of overlap on each side, add furring strips and fasteners to secure it over the ridge, and apply labor at the after-hours or emergency rate when the call comes in outside normal hours. The tarp line is written so insurers recognize it as mitigation.

Can you build a unit rate schedule for my service department?
