Tree house estimates that price the tree as well as the timber
No two tree houses share the same site, and the tree itself dictates the structure. Branch spacing, trunk diameter and sway movement decide the attachment hardware, platform shape and how many posts must bear on the ground. Our estimators quantify the platform, supports, hardware, railings, roof and access, then add arborist, permit and rigging allowances, so your fixed price covers what the build really involves.

Overview
What makes a tree house estimate different
A tree house is a small building with unusual loads. The structure must carry live load, wind and the dynamic movement of one or more living trees. The estimate therefore starts with the support strategy: how many tree attachment bolts, floating brackets and sliding connections are needed, and whether helical piles, ground posts or a combination share the weight.
Platform framing is quantified like a deck: beams, joists, decking and rim, but with oversized hardware, galvanized or stainless bolts sized to trunk diameter, and bracing that allows trees to sway without loosening the connection. Walls, roofing, windows, railings, rope bridges, slides and access stairs add further quantity lines, usually in compact assemblies where waste is high.
We also carry the less visible work: arborist assessment, crane or rigging for lifts, access limitations in wooded lots, and permit or setback review, since many jurisdictions treat an elevated structure like an accessory building.

Process
How our estimating process works
Four steps from upload to a bid-ready estimate, with a senior estimator signing off before anything leaves our desk.
- 01
Upload plans and scope
Send your drawings, specifications and bid invitation through the secure upload form. We confirm scope, deadline and a fixed price within two business hours.
- 02
Digital quantity takeoff
Estimators measure every item from calibrated plans in Bluebeam and PlanSwift, color-coding each layer so quantities can be traced back to the drawing.
- 03
Pricing and labor
Quantities are priced with location-adjusted material costs, crew productivity rates and equipment, then marked up to your overhead and profit targets.
- 04
Senior review and delivery
A second estimator audits quantities and pricing, documents assumptions and exclusions, and delivers your Excel workbook, PDF summary and marked-up plans.
Why LEEDS
Why contractors switch to LEEDS
An estimating desk that behaves like an extension of your team, not a software subscription.
- 01
Estimators familiar with treehouse attachment bolts, floating brackets and the movement a mature oak or maple will see.
- 02
Platform framing priced for oversized hardware, and custom cutouts around trunks and branches.
- 03
Arborist assessment and tree protection included, as visible cost lines.
- 04
Helical pile and ground post options priced, next to tree-only support so owners can see the trade-offs.
- 05
Elevated work labor adjustments for lifting material, harnessing and restricted access.
- 06
Permit, setback and fire-code checks for, elevated accessory structures noted in the assumptions list.
- 07
Railings, stairs and rope bridge access sized, for current guard and tread safety guidance.
- 08
Budget ranges prepared fast from sketches, then refined as the structural design becomes definite.

Reviews
What contractors say after their first bid with us
What general contractors, subcontractors and developers say after bidding with our numbers.
“We feed every lender package through LEEDS. The documentation standard is high enough that underwriting has never asked for a second opinion.”

Tree House Estimating FAQs
Straight answers on scope, turnaround, pricing and deliverables.
What affects the cost of a tree house the most?
Support strategy, platform height and enclosure drive cost. A tree-supported platform with premium attachment hardware, a framed and insulated cabin and a spiral stair can cost several times more than a simple open platform. Site access and arborist work also add significantly.
Do you include tree attachment bolts and hardware?
Yes. We specify the number and size of attachment bolts and floating brackets from the platform layout and trunk diameters, then add hangers, structural screws and bracing hardware. We flag any attachment that needs engineering review before it is built.
Can you estimate from a sketch or photographs?
We can prepare a concept budget from a sketch, dimensions and tree photos, with ranges and allowances for the unknowns. The estimate is refined when the arborist visit, structural design and final finishes are decided, and each change is documented.
Do you account for permits and zoning?
We include a permit and inspection allowance, and note common issues such as height limits, setbacks, and whether the jurisdiction treats the structure as an accessory building. Local rules vary widely, so the estimate states what has been assumed and what needs checking.
How do you price access stairs, ladders and bridges?
We use total rise and run to size stairs, count treads and stringers, and price spiral, switchback or ladder options individually. Rope bridges, slides and nets are priced as manufactured kits or custom items with their anchoring hardware.
How quickly can you provide a tree house estimate?
Concept budgets from sketches are usually delivered within 24 hours. Detailed estimates with structural drawings take about 48 hours, and multi-unit resort packages around 72 hours. We confirm timing after reviewing what you send.
